For the last several years, sellers have largely held the upper hand here in the OKC metro. Multiple offers, homes gone in a weekend, buyers writing letters begging to be chosen. If that's still the picture in your head, it's time for an update.
We are quietly, steadily shifting toward a buyer's market, and I want to walk you through exactly what that means, because the term gets thrown around without much explanation.
What actually makes a market "buyer-friendly"
A buyer's market happens when there's more inventory (homes for sale) than there is buyer demand to absorb it. Right now, across the OKC metro, we're seeing months of housing supply climb past the 4-5 month mark in several pockets of the metro, the threshold most agents use to call a market balanced or leaning toward buyers.
What that looks like in real life:
Homes are staying on the market longer before going under contract
Price reductions are becoming more common, not the exception
Sellers are more open to covering closing costs or buying down a buyer's rate
Buyers have room to negotiate repairs after inspection, not just accept "as-is"
Why this is happening now
A few things are converging: builders have been busy (more on that in another post), some sellers who locked in low rates years ago are finally ready to move regardless of today's rates, and elevated rates over the past couple years slowed buyer demand even as new listings kept coming.
What this means if you're buying
This is genuinely good news for you. You have more time to make a decision without feeling like you'll lose the house if you don't sign within 24 hours. You have more leverage to ask for what you need, repairs, rate buydowns, even price adjustments. I'm seeing sellers say yes to things they wouldn't have considered two years ago.
Don't mistake "buyer's market" for "no strategy needed." Well-priced, well-maintained homes in desirable areas like Edmond, Mustang, and parts of NW OKC are still moving quickly. The market shift gives you leverage on the right homes, not a blank check on every listing.
What this means if you're selling
This is where I want to be straight with you: pricing matters more now than it has in years. The days of listing 5% over market value "just to see" are largely behind us. Buyers have options, and they're comparing your home against three or four others in the same price range.
That doesn't mean you can't get a great outcome, it means the path there looks different. Staging, professional photos, accurate pricing from day one, and being willing to negotiate are what separate homes that sell in 2 weeks from homes that sit for 90 days.
