How Long Are Homes Sitting on the Market? What Sellers Need to Know This Summer

If you sold a home here in 2021 or 2022 and you're thinking about selling again, I need to gently prepare you: this is not that market anymore. And that's not bad news, it just means your strategy needs to evolve.

The current reality

Across the OKC metro, average days on market have stretched out compared to the frenzy years, with well-priced homes in desirable areas still moving in a couple of weeks, but overpriced or poorly presented homes sitting for 60, 90, even 120+ days. The gap between "sells fast" and "sits forever" has never been more about execution than it is right now.

Why this is happening

More inventory, more new construction competing for the same buyers, and buyers who, thanks to slightly easing rates, finally have the confidence to be selective rather than desperate. They're not afraid of losing out the way they were a couple years ago, so they're taking their time, comparing options, and walking away from homes that don't show well or aren't priced right.

The single biggest factor: pricing on day one

I cannot say this strongly enough, the first two weeks a home is on the market matter more than almost anything else. Buyers and their agents track new listings closely, and a home that's priced right out of the gate gets the most eyes, the most showings, and the best offers. A home that's overpriced and then reduced two weeks later often ends up selling for less than if it had been priced accurately from day one, because buyers start to wonder what's wrong with it.

What's actually helping homes sell faster right now

  • Professional photography and staging, non-negotiable in a market with this much competition

  • Pre-listing inspections, catching issues before a buyer's inspector does means fewer surprises and fewer renegotiations

  • Flexible showing availability, homes that are hard to show get seen less, plain and simple

  • Realistic, data-backed pricing, not what your neighbor said their house was worth, what comparable homes are actually closing for right now

What to do if your home has already been sitting

If you're currently listed and it's been sitting longer than you expected, don't panic, but do get curious. Is it the price? The photos? The showing access? Sometimes a fresh look, and a fresh price, is all it takes to reignite interest.
