New Construction Boom: Why Builders Are Flocking to Edmond, Yukon, Mustang & Piedmont
Drive out toward Edmond, Yukon, Mustang, or Piedmont these days and you'll see it before I can even tell you about it: cranes, framed-out lots, entire new neighborhoods rising out of what used to be open fields. New construction is having a real moment in the OKC metro, and I think it's worth understanding why, and whether it's the right move for you.
Why builders are betting big on these areas
A few things are lining up at once. Land is more available and more affordable on the outer edges of the metro than it is closer in. School districts in Edmond, Deer Creek (serving parts of Yukon and Piedmont), and Mustang continue to draw families relocating from out of state. And frankly, builders have figured out that families want new: new systems, new warranties, energy efficiency, and the ability to pick their own finishes.
Add in builder incentives like rate buy downs, and new construction has become a genuinely competitive option against resale homes, something that wasn't always true a few years back.
What buying new construction actually looks like
This surprises a lot of my clients: even when you buy from a builder, you can, and should, bring your own Realtor. The builder's on-site agent represents the builder, not you. I walk my clients through contracts, help negotiate upgrades or closing cost credits, and make sure we're not missing anything in the fine print, all at no extra cost to you, since the builder pays the buyer's agent commission.
A few things I always tell my new construction clients to think through:
Spec vs. custom build: Spec homes (already built or near-finished) close faster. Custom builds give you more say but come with longer timelines, sometimes 8-12 months.
Lot location matters: Corner lots, retention pond views, and proximity to amenities can swing resale value significantly.
Get your own inspection: Yes, even on a brand new home. I've seen things missed during construction that an independent inspector caught before closing.
HOA and MUD fees: Many of these newer communities carry HOA dues and sometimes municipal utility district fees that aren't always obvious upfront.
Resale vs. new: which is right for you?
I'm not in the business of pushing everyone toward new construction just because it's having a moment. Established neighborhoods often offer mature trees, shorter commutes, and character you simply can't get in a brand new subdivision. But if low-maintenance living, energy efficiency, and warranty coverage matter most to your family right now, new construction in these growth corridors is genuinely worth a serious look.
My honest take
This building boom tells me something I already believed: people are still choosing Oklahoma, and choosing it for the long haul. Families are putting down roots here, and builders are responding to real demand, not just speculation.
